As the principal and founder of Boggini Realty Advisors, Andrew
J. Boggini specializes in providing commercial and residential real estate consulting
and valuation services throughout the United States.
Since 1990, he has provided local and national clients valuation, feasibility,
and advisory services for debt financing, equity placements, portfolio review,
acquisition, disposition, and development. In the past five years he has provided
valuation services on real estate assets with an aggregate value in excess of
$2.0 billion.
Clients of Mr. Boggini include local and regional banks, conduit lenders, mortgage
brokers, federal regulatory agencies, law firms, and national and international
property owners, managers, and developers. He has consulted in connection with
civil, appellate, and bankruptcy litigation proceedings. Mr. Boggini provided
valuation and advisory services on a wide range of commercial, residential,
and industrial real estate.
With a concentration on healthcare real estate Mr. Boggini assists hospitals,
physicians, and private developers in the areas of feasibility, site selection,
acquisition and disposition, financing, development, and management systems.
In addition to providing consultation, Mr. Boggini has developed and holds equity
positions in several medical office buildings throughout the United States.
Other areas of specified expertise include automobile dealerships and pari-mutuel
racetracks. Mr. Boggini has appraised over fifty automobile dealerships in New
England in the past four years, including several of the region's largest dealership
properties. Mr. Boggini represented Wembley PLC in property and business valuations
between 1991 and 2005. Wembley PLC, a publicly traded British company, owned
and operated pari-mutuel racetracks in the United States. During this period
he provided valuation and consulting services to Wembley, including the cash
flow modeling for the sale of Wembley’s United States assets in 2005.
Prior to founding Boggini Realty Advisors, Mr. Boggini was responsible for the
commercial appraisal division for Lipof & Boggini Real Estate Services,
Inc., a company he co-founded in 1991. Prior to Lipof & Boggini, he was
employed at the Property Research Group, Inc. as an independent fee appraiser,
where he was involved in the market research and report writing of narrative
appraisals of commercial, industrial and residential real estate throughout
the New England area. Property Research Group, Inc. was a wholly owned subsidiary
of USTrust, a Massachusetts based commercial bank.
Mr. Boggini is a graduate of Boston University's School of Management with a
major in Finance. He is an associate member of the Appraisal Institute. Mr.
Boggini is a chairman for the Francis Ouimet Scholarship Fund.
As a principal at Boggini Realty Advisors Dan serves as the
appraisal review manager. Mr. Clifford is responsible for the oversight and
implementation of Boggini Realty Advisors' quality assurance program. Prior
to joining Boggini Realty Advisors, Mr. Clifford was employed in a similar
capacity since 1996 at the appraisal firm of Lipof & Boggini Real Estate
Services, Inc.
Mr. Clifford has performed fee appraisals and market studies
of shopping centers, malls, hotels, industrial and office buildings, raw land,
apartment complexes and various special purpose properties. Clients of Mr. Clifford
include local and regional lenders, developers, public agencies, and corporations.
Representative appraisal and consulting assignments include
the following:
Appraised seven furniture warehouse/showroom properties,
with over 1,000,000/SF, in New Jersey, New York, and Florida;
Analyzed the leasehold interest of a mid-rise full-service
hotel on Hollywood Beach, Florida
Appraised a 100,000+/- square foot anchor department store
attached to a 1,000,000/SF mall in Roanoke, Virginia
Appraised a 100,000+/- square foot mid-rise office tower
in Syracuse, New York
Appraised a recreational vehicle park in Florida.
Prior to Lipof & Boggini, Mr. Clifford was employed by
I. J. Barkan, Inc., Boston, MA from 1984 to February of 1994. As Senior Vice
President of I. J. Barkan, Inc., he was involved in various aspects of the company's
activities including managing the appraisal and consulting division. While at
Barkan Mr. Clifford was part of a team that valued the entire real estate portfolio
of the Consumer Products Division of Gulf and Western. This assignment included
appraising a wide range of industrial, office, and special purpose properties
throughout the United States and Canada. Other national assignments included
the evaluation of the then Bradley REIT by visiting each property throughout
the U. S.. Also, as part of a team that appraised a portfolio of investment
grade properties, he appraised Perimeter Office Park, which Metropolitan Life
subsequently sold to the Beacon Companies for $330,000,000.
Mr. Clifford analyzed I. J. Barkan's shopping center portfolio
for financing and valued shopping centers, office buildings, hotels, and industrial
facilities for potential acquisition. At Barkan, he managed 750,000 square feet
of shopping center space throughout New England. Also, supervised I.J. Barkan's
property management department, which was responsible for 45 properties worth
approximately $20 million. These responsibilities included lease administration,
leasing, repairs and maintenance, and tax abatements. He shared oversight responsibility
for the company's assets and was directly responsible for management of several
of the company's properties.
Mr. Clifford has completed all of the
courses required for membership in the Appraisal Institute. He has attended
seminars and additional courses sponsored by the Appraisal Institute including
Market Analysis in Valuation Appraisal, Appraising Contaminated Property, and
Discounted Cash Flow Analysis. He has a Bachelor of Arts from Belmont Abbey
College and has completed graduate studies at the University of Massachusetts,
Boston. Mr. Clifford has taken additional courses at the Harvard Graduate School
of Design including Real Estate Financial Analysis and a Seminar on Shopping
Center Development.
Mr. Clifford is a member of the Appraisal Institute, MAI Designation,
1993. He served as an Executive Board Member of the Building Owners & Managers
Association (BOMA) and was a member of the International Council of Shopping
Centers (ICSC) where he participated in numerous national and local conventions.
